The challenge
Three separate design consultants produced clashing service routes, and the leasing team needed two floors fitted out and occupied while construction continued above.
The solution
We produced a federated BIM model and resolved 1,900 clashes before first fix, then created a protected vertical zone with independent temporary power, fire protection and access so the lower floors could be handed over as a live tenancy.
The result
Two floors generated rent fourteen months before practical completion, with no site incident during dual occupancy.
