Most cost-cutting exercises start at the wrong end: finishes. Finishes are visible, easy to price and emotionally easy to reduce — which is exactly why they are the least efficient place to save money.
The largest recoverable cost in a typical building sits in three areas: structural efficiency, MEP over-specification, and programme duration. A one-month programme saving on a mid-size project is often worth more than an entire downgrade of the flooring package.
Structural efficiency means revisiting slab systems, column grids and transfer elements before the design is frozen. Once rebar is detailed, the saving window has closed.
MEP over-specification is the second target. Cooling loads calculated with conservative assumptions on every floor compound into an oversized plant, oversized cabling and higher lifetime energy cost.
The four cuts we advise against: thinning waterproofing, downgrading electrical protection, removing commissioning scope, and deleting the maintenance contract. Each of them returns as an unbudgeted cost within three years.
